Why We Love It
1. Choctaw Lake. A private lake community located 30 minutes from downtown Columbus and 45 minutes from downtown Dayton; it's close enough for a daily commute but far enough removed from the daily grind. Homes in this neighborhood can run the gamut from $140,000 starter homes to custom built homes well over $600,000... there is something for everyone. The draw for most residents is the very popular and active Lake Choctaw, with activities already scheduled for 2016 including fireworks, 4 concerts, a fishing tournament, and so much more. The community has 24 hour security monitoring; a feature that visitors are made immediately aware of as they pass the guard shack located at the main entrance.
2. The Great Room. From the exposed rafters of the A-Frame construction down to the beautifully updated floors, this space easily lives up to the expectations created by calling this a "Great Room". It is a large room with enough square footage to host gatherings but can easily be sectioned into different sitting spaces to remain cozy when it's just you and a good book ... and the built-in bookcase can serve as a decorating alcove or it could be arranged to be a perfect spot to hang your television. A large loft area sits atop the staircase and thanks to the open baluster railings, it feels just like an extension of the room below. Those of you who might be a little budget conscious can take note of the wood-burning stove that keeps our homeowners warm and toasty all winter long.
3. The Double Lot. You get a little breathing room outside because your double lot comes close to measuring out as a full acre in size and is covered by a nice canopy of mature trees. The large 3 car garage will probably be a focal point for many of our potential buyers as it give you place to store your toys for the lake, wrench on your automobiles, create a workshop, or just park all of your vehicles with a spot for your boat or camper next to the garage. We should also mention that the garage has 220 electric and a wood-burning stove too. There is even a stream running on the side of the property and great spot for a vegetable garden.
What You Need To Know
Updated in the past 5 years: Furnace, air conditioner, hot water tank, flooring, kitchen and bath updates.
The first thing you notice as you pull up to the home is the huge yard. That's because the home is situated on not one, but two lots and they measure at just a little under a full acre (approx. .87 acre). This leaves you plenty of room for outdoor activities - cookouts, football, gardening, etc. - and the large 3 car garage gives you room to store all your lake toys.
The home has been modified for wheelchair accessibility (ask us for more details) and features a ramp leading to the front door. The gentle incline makes it an easy ascent for everyone and there are steps leading to the side (kitchen) door as well.
Entering the front door, you step into the amazing great room we detailed above. Soaring ceilings, exposed rafters, warm wood tones, custom built-ins, a wood-burning stove, and tons of space highlight this focal point of the home. Your path can lead back (two beds and a bath), up (loft and a bedrooms), or to the right (kitchen and owner's suite). We'll go right...
This direction takes you to the extremely large eat-in kitchen with a cooktop island; it was remodeled just a few years ago. The functional layout of the cooking space is very efficient and there is space for seating at the island as well. The eat-in area of this room affords you options for a large table, a hutch, or something more creative if you have the inclination. A bay window looks out to the front and you also have doors to the outside and basement located here.
Double doors lead to a first floor owner's suite that also has full glass French patio doors leading to a deck. See the wall that the bed abuts? On the other side of it is your very deep walk-in closet with plenty of light coming from its own window. Our homeowners realized most of their dirty laundry was located in their bedroom so the brought the washer and dryer up from the basement and placed them in the large en-suite (also handicap accessible).
If we venture deeper into the great room, we find two more bedrooms and another full bathroom. Wrapped with more warm wood tones, one of these bedroom would make an excellent study or office if you don't require 4 bedrooms.
That's because upstairs is you'll find a HUGE guest bedroom that could fit multiple beds if you're looking create a bunk room feel. Getting to this bedroom takes you through the open loft that overlooks the entire great room. Options for this area are limited only by your imagination because it could serve any number of possibilities.
The Choctaw Lake community is active and you'll likely find yourself spending a lot more time outdoors that most of your friends. You can walk to lake for boating or fishing, head to the park for some exercise, and attend the many activities on the schedule. Many people view buying their home here secondary to buying into the lifestyle change it can bring them.
