Why We Love It
1. Traditional Turned Open. These homeowners were able to modify a traditional floor plan (living room which is in front of the dining room which is next to the kitchen which is next to the family room) to make it special and unique. They opened up some walls, extending the kitchen into the dining area and moving the table into the living area. They love to cook and this created tons of counter space while keeping it open to both the family room and dining room table. A large island next to the front table adds more seating and this where everyone always sits to snack and talk. It is great for all kinds of entertaining.
2. Finished Basement. Almost another 600 sq ft of living space was added when the basement was finished. The homeowners used the Owens Corning Basement Finishing System which has many advantages, but my favorite is the acoustic benefit that helps nullify the echo that some basements create. If this space ends up being a rec room, play room, or teen suite... you're going to love that feature too :)
3. A Premium Lot. When these homeowners built this house, there was only one lot they wanted... and this is it. It's one of the largest lots in Meadow Grove and what makes it even better is that they have beautiful, mature trees for neighbors in the back. With the natural landscape of Grant Run behind you and a small country horse farm just to the east, you'll forget that you're in a neighborhood when you sit out back. An above ground pool was recently removed leaving you plenty of room to run in this fenced-in backyard.
What You Need To Know
Welcome to this beautiful Meadow Grove home. As you pull up, notice the tree lined streets and perfectly maintained yards that only add to the allure of this location.
First Floor: As soon as you step in, you immediately sense that something is different here. The center foyer allows you to see the open dining room and kitchen as well as straight thru the back door to the natural backdrop. To your right is garage access, a powder room, and a large laundry room. But we're going left...
To your left, you will find what was originally a large formal living room. With a few modifications (including the installation of a beam for a header) and the removal of some walls, this is now a wide open "informal" dining room [the kind of dining room that you'll actually use more often]. Three windows provide a view to the front and a large opening draws you deeper into the kitchen.
This expanded kitchen area (spread across the original kitchen and original formal dining room) is a chef’s dream. Granite counter tops that go on for days, a double oven flat top range, a large island with additional storage and seating, and a tile back splash that connects the beautiful two-toned upper and lower cabinetry. There is plenty of counter space for making homemade noodles, pies, cookies... and even more space to sit around and eat them.
These kitchen and dining room modifications will be home to the heart of all of your gatherings. It's the perfect place to sit and chat.
The family room is also open to the kitchen so you can still keep an eye on the TV while cooking or snacking. More windows draw in natural light and cool breezes, while providing great views of your private backyard. Sitting between the two windows is a gas fireplace for easily adding a little ambiance on those chilly nights. The homeowners just installed brand new carpeting in this area a couple of weeks ago.
Second Floor: Up the central staircase is where you'll find your owner's suite, two full bathrooms, two other nicely appointed bedrooms... and the possibility of a fourth bedroom as well.
This floor plan was originally designed as a four bedroom home but our homeowners didn't have a need for four separate rooms and instead opted to create access to the fourth room to become a sitting or dressing area of the owner's suite. If you need a true four bedrooms, simply close off the wall and add a door to the hallway. The closet is already there.
Your private en suite just got new vinyl planking floors and you have a double vanity, soaking tub, and separate shower.
Basement: Your man cave, hobby haven, teen suite, rec room, play room, private gym, or media center... obviously you have options. This professionally finished basement does not feel like a basement thanks to the Owens Corning System. Whatever activities you need this extra space for... you're going to love it. If you're worried about storage, don’t be…there is a crawl space behind that door.
Exterior: This serene backyard is the perfect extension to your living space. A multi-tier composite deck and brick patio create different conversation areas and a Sunsetter awning on the large deck provides a break from the sun.
The yard is huge (nearly half an acre) and fenced in. There is even a "farm-style" fence connecting thru the trees to make sure the dogs stay where they should.
Your backyard neighbors are the trees and their inhabitants... and you may even see a few horses trotting along at the nearby equine farm. This backyard is large enough for a pool, the owners know because they just removed the one they enjoyed for years.
Updates: Some other improvements of note: Double cell cordless blinds throughout the house except on the front room windows, Clopay insulated garage doors, new sump just installed in 2015, replacement windows, vinyl fencing, roof, HVAC system, hot water tank, flooring, and an 8'x16' Tuff Shed.
